Process of Moving Home

Value your existing home – Before you look for your new home you will need to value your existing home to see how much you are likely to receive from the sale of your current home.

Work out your budget – We will work closely with you to create a budget for your new home. Once your current home has been valued you can work out how much equity you want to put down for your new home. There are also a number of fees associated with moving home, which all have to be accounted for in your budget. See below for the additional fees that you may incur.

Calculate how much you can borrow – Working alongside your budget we will establish how much you can borrow and what house price you are able to afford.

Find a property – Once you have an affordable budget you can start looking for your new home. At this point in the house moving process you will choose a solicitor or conveyancer to act for both the sale of your current house and the purchase of your new home.

Find the right mortgage deal for you – Once you have chosen your property we will use our wide range of mortgage lenders and find the best mortgage deal available for you.

Survey your new home – A surveyor will be required to value your new home and a number of mortgage products can include a free basic valuation.

Formal mortgage offer – Your lender will then issue a formal mortgage offer, which means the mortgage has been formally approved.

Exchange Contracts – Your solicitor will then exchange contracts on your new home and set a potential moving date. At this point it is also important to ensure you have set in place appropriate Buildings Insurance, which we can also assist with finding the right deal for you and your home.

Completion – Once contracts have been exchanged your solicitor will finalise the completion date. They will make sure all the money involved has changed hands and will let you know when you can collect your keys. You will need to ensure at this point you have contacted all of the relevant utility, phone, TV companies etc. to ensure you have new accounts set up.

There are a number of fees that you may occur during the moving home process. Some mortgage products can either include or exclude some of these fees.
